MAINTENANCE
1) All of the Estate, including roadways, buildings, grassed areas, trees, shrubs, borders and flower beds are the property of the Management Company and no alterations or additions may be made without prior approval of the Directors.
2) The exterior of the building belongs to the Management Company. No aerial, wire, pole, or other device, notices, fitting or fixture of any type may be attached to the exterior structure of the building. Consent for any interior work which impinges upon the exterior of the building must be applied for in writing, complete with exact details / diagrams / sketches if necessary, and permission obtained before work commences.
3) The Management Company is responsible for arranging repairs and maintenance of the Estate, exterior of the Flats and Garages and interior of the Common Areas of all three Blocks. All requests for such work should be made through the Directors.
4) In the event of any owner wishing to change their windows, permission must be sought from the Directors and permission will only be granted for replacement with aluminium windows of approved design and material. External aluminium frames were part of the original planning permission for the blocks and the architectural integrity of the building must be upheld. To help flat owners install appropriate windows and patio doors a guidance note detailing the products to
be used and how to proceed in obtaining approval is available from the Directors or Easton Bevins.

5) In case of an emergency, if a Director cannot be readily contacted, the matter may be reported directly to the Managing Agent but the Directors must be notified as soon thereafter as practicable.
