Nuisance

1) Living in close proximity to several neighbours requires each individual to be particularly careful at all times not to do, or permit anything which may cause a nuisance, annoyance or inconvenience to any other resident.


2) No singing, music or other noise should be audible outside the flat at any time, but particularly between the hours of 11.00 p.m. and 7.00 a.m.


3) Washing machines, tumble driers or dish-washers should not be used or timed to operate during the hours of 11.00 pm and 7.00 am.


4) No animal should be brought in or kept which, in the opinion of the Management Company, could be a nuisance to other residents. In pursuance of this policy, the ownership of dogs is not recommended and will not be permitted except under special circumstances. Subject to prior approval of the Directors, cats may be allowed under certain circumstances. Visiting dogs are not encouraged to stay overnight. In case of a day visitor, the host should ensure that the dog is not allowed to roam the Estate unleashed or create other nuisance.


5) The area outside the flat front door is the property of the Management Company. Only limited amount of decorative items may be displayed in the common hallways provided other residents using that area, or the Directors have no objection.


6) Personal garden furniture or fittings including flowerpots must be kept within the limits of the individual balcony or, in case of the ground level flats, the patio in front of the patio doors. No clothes or rugs should be shaken or hung out on patios, balconies or from windows.


7) There should be no riding of bicycles on the grassed areas and no playing of ball games, skate boarding or other similar activities on the Estate. For their own safety children should not be allowed to play on the roadways or in the common areas of the Flats.


8) No advertising is allowed on this Estate (e.g. Estate Agents’ boards).


9) Notices for external events should not be put up in the common areas. If you wish to publicise an event, a notice should be placed in each letter-box.


10) No barbecues or similar fires should be lit as they may constitute a fire risk and the smoke, fumes or smell could be a nuisance to other residents.


11) Food should not be left out for wild animals and birds. Some residents, especially those on the ground floors can be intimidated by the approach of wild animals. Food droppings can also encourage vermin.


12) When walking around the grassed areas of the flats, the personal privacy of the residents of the ground floor flats should be respected and a reasonable distance should be maintained away from their “territory”


13) All non-emergency repairs or maintenance work inside your flat must be carried out during the

hours of 8am and 5 pm Monday to Friday.
