Work within your flat


1) Work undertaken within your flat is your responsibility as long as it does not interfere with the character, structure or integrity of the building. If you wish to replace your internal doors written consent must be obtained from Easton Bevins to ensure that the new doors are of the correct fire resistance. Copies of the Refurbishment guidance can be obtained from Easton Bevins


2) If an Owner is planning that maintenance or installation work on their flat that is to take place whilst they are away from the premises for more than one day, they MUST:


a) Notify the Managing agents (Easton Bevins Block Management Ltd) with the names and contact details of the relevant contractors

b) Notify the Chairman of the Board of Directors with the name and contact details of the relevant contractor and a contact telephone number where the owner can be contacted 24 hours a day.

c) Leave a spare key for emergency access into the flat with the resident Directors of that block of flats. If there are no resident directors available, the key should be left with any other Director or with a trusted neighbour. The details of the trusted neighbour should also be known by the resident flat Director.


3) You are responsible for the actions of your Contractors, especially in their disposal of waste (both fluids and off-cut materials). If you are new to the area, we may be able to put you in touch with contractors to carry out work.


4) All non-emergency work must be carried out during the hours of 8 am and 5 pm Monday to Friday.


5) When flats are refurbished be aware that many modern improvements, such as granite worktops

and fixing televisions to walls can generate or transmit additional noise. If you are considering such

changes you must ensure that adequate acoustic insulation is provided.


6) The concrete floors and walls in every part of the buildings at Bishops Knoll mean that sound is transmitted very efficiently throughout the structure. This has resulted in serious problems for neighbours, leading in at least one case to legal action. Therefore, the Directors will not give consent for ceramic tiles, laminate or wooden flooring to be installed in any room other than the bathrooms, where sound insulation complying with the appropriate building code must also be installed. If after the installation of such flooring there are complaints from your neighbours the Directors will ask you to remove the flooring at your own expense.


7) Cable T.V. is laid on for Orchard Court and Bishops Court to a point outside the rear of the flats. The cable provider must be made to route the cable up the dedicated cable ducting and then through the external locker and into the flat – not up the outside wall. Cable is not available at Woodland Court, Freeview,FreeSat,YouView and Sky are all available and provide the same channel coverage.


8) If you wish to replace your boiler written consent must be obtained from Easton Bevins. The new flue must use the same hole in the wall as the old one. The external flue must be either black or dark brown in colour.


9) Upon completion of the work the fire safety certificate must be forwarded to Easton Bevins, our managing agents.
